Selling a Home


Eventually your buyer is going to conduct a home inspection. If you hire a home inspector prior to listing your home, you can find and correct problems before your potential buyer finds them.

Having a home inspection performed ahead of time also helps in other ways:

· The report can help you realistically price the home if problems exist.

· The report can help you substantiate a higher asking price if problems don't exist or have been corrected.

· A seller inspection reveals problems ahead of time which could make the home show better

· It allows you time to make repairs and shop for competitive contractors

· It permits you to attach repair estimates or paid invoices to the report

· It removes over-inflated estimates from the negotiation table

· The report could alert you to any immediate safety issues before agents and visitors tour the home.

· The report provides a third-party, unbiased opinion to offer to potential buyers.

· A seller inspection permits a clean home inspection report to be used as a marketing tool.

· A seller inspection is the ultimate gesture in forthrightness on your part.

· A seller inspection lightens negotiations and 11th-hour renegotiations.

· The report might encourage the buyer to waive the inspection contingency.

· The deal is less likely to fall apart at the last minute should a buyer's inspection unexpectedly reveal a problem.
